Turno vs TurnMyRental for hosts who keep their own cleaner

Turno, formerly TurnoverBnB, is cleaning scheduling software for hosts and property managers, with its own marketplace of cleaners and its own apps. TurnMyRental keeps it simple: we read your booking calendar and text the cleaner you already have, who answers YES or NO with nothing to install.1,2,3

Why hosts find TurnMyRental easier

  • Your cleaner just answers a text. Each job arrives as a plain text with the date, the hours and the pay if you set it, and your cleaner replies YES or NO. There is no app to install, no account and no password, and the checklist opens in their phone's browser. On Turno, an invited cleaner joins your team once they create a Turno account, and starts and completes jobs in the Turno for Cleaners app.4,5
  • You hear how it is going by text. We text you when your cleaner accepts, arrives and finishes, and warn you when nobody has taken a turnover or nobody has started it, once you add your mobile number. Turno's help center says text messages are not available for most of its notification types.6
  • New bookings come in on their own. We check your calendar at least hourly, with nothing to press. Turno reads iCal links once every 2 hours, and for a booking that starts sooner it recommends syncing by hand.7
  • A quiet cleaner does not leave you guessing. If your cleaner says no, we ask your backup cleaner, if you have added one. If your cleaner does not answer, we ask once more after 4 hours, or after 45 minutes when the next guest arrives the same day and the clean is less than a day away, and then ask your backup. If nobody takes the turnover, we warn you so you can step in.
  • You start with what you already have. Paste the calendar link from your listing, then add your cleaner by name and send them the invite link. Where to find your calendar link has the steps for each platform.
  • A flat monthly price for your number of properties. Plans run from $7 a month for 1 property to $97 for up to 25, billed monthly, and every plan includes every feature. The free trial needs no card to start. As of October 2026, our plans cost less than Turno's monthly price at every size from 2 to 25 properties. Turno is free for one property, and the table below shows where its yearly plan costs less.3,8

The short answer. Turno is likely the better fit if you need to find a cleaner, want to pay cleaners inside the software, or have one property, which Turno schedules free. TurnMyRental is likely the better fit if your cleaner would rather answer a text than install an app: they reply YES or NO with nothing to download, and you get a text when they accept, arrive and finish. From 2 properties up, our flat plans also cost less than Turno's monthly price, as of October 2026. Turno can be free at any size if you use only its marketplace cleaners, or through some partner connections, such as OwnerRez.3,4,9,10,11

What mattersTurnMyRentalTurno
What it isWe schedule turnovers for hosts who keep their own cleaner. We are not a cleaning marketplace.Turno is cleaning scheduling software with a marketplace of cleaners, for hosts and property managers.2,3
How cleanings are scheduledWe work out the window between one guest leaving and the next arriving, from the checkout and check-in times you set for the property. Each guest checkout on your calendar becomes a cleaning job by default, and you can switch to check-in dates. Check-in and checkout times are set by hand for each property.16,17
Calendars it readsWe read iCal links from Airbnb, Vrbo, Booking.com and other sites, up to 5 per property, or connect to OwnerRez directly.Turno reads iCal links from Airbnb, Vrbo, Booking.com and other sites, several per property, or connects directly with about 37 property management systems and channel managers.17,18
How often new bookings are readWe check every 15 minutes when a turnover is within a day, every 30 minutes within a week, and hourly otherwise.Turno reads iCal links once every 2 hours, and direct connections can take up to 6 hours. It says a booking made late in the day for the next day may not import, so it recommends syncing by hand as soon as a booking arrives that starts within those 2 or 6 hours. You can also add a cleaning to the schedule by hand.7
How your cleaner gets the jobThey get a text with the date, the hours and the pay if you set it. They reply YES or NO, and if they say no or do not answer, the job passes to your backup cleaners in order.Primary cleaners are offered each job first, and the first to accept gets it. Jobs nobody has accepted can open to backup cleaners 1 to 10 days ahead, or every job at a property can go to one cleaner automatically. The cleaner app notifies cleaners when a new job appears.4,12,13,19,20
What your cleaner needsThey need only a phone that gets texts. The checklist opens in their phone's browser, with no app, account or password. They need a Turno account. Cleaners start and complete jobs in the Turno for Cleaners app on iOS or Android, and can sign up on Turno's website.4,5,14
Your cleaner or a marketplaceWe work with your own cleaners only. We do not find, employ, vet or pay cleaners.Turno offers both. You can invite your own cleaners, or find marketplace cleaners, who bid on the job and must provide ID and references, and pass a background check in the US.9
Alerts to youWe text you when your cleaner accepts, arrives and finishes, and warn you when a turnover is at risk, has not started or has no cleaner, if you add your mobile number.Turno alerts you in the app, by email or by push notification. Its help center says text messages are not available for most notification types. Turno says it gives real-time updates, so you know when a job is in progress or completed, and its schedule flags a job still unassigned within 24 hours or turned down by every cleaner at the property.6,21,22
Checklists and photosEach property has a checklist, room by room, with a photo required on the items you choose, and you get a report with every item and photo when the clean is done.Turno offers checklists with items that need a photo, an option to make the checklist mandatory, a shared checklist library, a report for each finished job and timestamped photo certificates.6,21,23,24
Paying your cleanerWe do not handle payments. You pay your cleaner as you do now, and the rate, if you set one, appears in the job offer.Paying through Turno is optional for your own cleaners. As of October 2026, the fee is 3.9% by card or 1.5% by ACH, with a $1.50 minimum. Payments to marketplace cleaners must go through Turno, at 8% by card or 5% by ACH.10,25

When Turno is the better choice

  • You need to find a cleaner. Turno runs a marketplace that it says has more than 126,000 cleaners. Local cleaners bid on your job, and they must provide ID and references, and pass a background check in the US. Its Cleaner Guarantee helps find a replacement when a marketplace cleaner cancels or does not show up. We do not find cleaners for you.3,9,26
  • You have one property. As of October 2026, Turno is free for a single property, even with your own cleaner. Our Solo plan is $7 a month.3
  • You use only Turno's marketplace cleaners. Turno charges no subscription then, at any number of properties. Instead, the payments go through Turno, with a fee of 5% to 8% as of October 2026.3,10,25
  • You connect Turno through OwnerRez. OwnerRez's help center says OwnerRez users who connect Turno get its scheduling tools free, and Turno's pricing page says some partner connections may make the subscription free. Payment fees still apply. For that host, Turno can cost nothing in subscription fees, while we charge our plan price.3,11
  • You want to pay cleaners inside the software. Turno can pay a cleaner automatically when a job is marked complete, works in 26 currencies, and its payment processor, Stripe, provides yearly tax documents for US marketplace and autopay cleaners. We do not handle payments.2,10,26
  • You will prepay a year at 2, 11 or 12 properties. Turno's annual plan, prepaid and not refunded, then costs less than our monthly plan, as of October 2026: $16 a month against our $17 at 2 properties, $88 against $97 at 11 and $96 against $97 at 12.3,8,15
  • You want a bigger operations toolkit. Turno also schedules maintenance and inspection jobs, and offers inventory tracking, chat with your cleaners that carries photos, alerts when a guest checks out early, timestamped photo certificates and a shared checklist library.21,24,27,28
  • You or your cleaner want phone apps. Turno has free host and cleaner apps for iOS and Android. We are a web app.2,14
  • Your property management system connects to Turno directly. Turno connects directly to about 37 systems, including Guesty, Hostaway, Hospitable, Hostfully, Lodgify and Smoobu. A direct connection can set up your properties in bulk and usually brings the number of guests through for your cleaner, and Turno's Airbnb connection adds a Quality Center that links guest cleanliness feedback to the cleaner who did each job. We read those systems through their calendar links, and connect directly only to OwnerRez.17,29
  • You want support around the clock. Turno advertises 24/7 live customer support. We answer by email.3

When TurnMyRental fits better

  • Your cleaner will not install an app or make an account. On Turno, an invited cleaner joins your team once they create a Turno account, and starts and completes jobs in the Turno for Cleaners app. With us, your cleaner replies YES or NO to a text and opens the checklist link in their phone's browser, with no app, account or password.4,5
  • You schedule your own cleaners at two or more properties. As of October 2026, Turno charges $10 per property a month, or $8 on an annual plan, once your own cleaners are on two or more properties. Our flat plans cost less than Turno's monthly price at every size from 2 to 25 properties, and less than its annual price at every size from 3 to 10 and from 13 to 25 properties. At 5 properties, for example, Turno costs $50 a month, or $40 on the annual plan, and our Core plan is $27. This does not apply if Turno is free for you through a partner connection, or because you use only its marketplace cleaners.3,8
  • You would rather not prepay a year. Turno's lower rate needs an annual plan that is prepaid and not refunded. Our plans are monthly, and you can cancel at any time, effective at the end of the current billing period.8,15
  • You want texts rather than app notifications. Turno's help center says text messages are not available for most of its notification types. We text you when your cleaner accepts, arrives and finishes, and when a turnover is at risk, if you add your mobile number, and every offer, reminder and checklist link reaches your cleaner by text.6
  • You get last-minute bookings. Turno checks iCal links once every 2 hours, and direct connections can take up to 6 hours, so for a booking that starts sooner, Turno recommends syncing by hand. We check your calendar at least hourly, with nothing to press.7
  • Your cleaner works only for you. We are built only for hosts who bring their own cleaner. Every plan includes every feature, and there are no payment fees because we do not handle payments.

How to switch from Turno

  1. Start a free trial. We do not ask for a card.
  2. Connect the same calendars: paste each listing's calendar link, up to 5 for one property, or connect OwnerRez directly. Where to find your calendar link.
  3. Check each property's checkout and check-in times. Each new property starts with our checklist, which you can change.
  4. Add your cleaner by name and send them the invite link. They enter their own mobile number and agree to the texts. No job is sent to them until you press "Start sending jobs".
  5. Keep one system per property, so your cleaner is not asked twice about the same clean. Turno's help center says you can cancel at any time and keep full access until the end of the period you paid for.8
