SMS Terms & Opt-In
Last updated October 11, 2026
Who receives messages
TurnMyRental texts two kinds of people, and nobody else. Cleaning contractors, about cleaning jobs assigned to them by a short-term rental owner who uses this service (they opt in themselves, through the one path described below). And the property owner who holds the account, about their own properties, on the mobile number they entered themselves and agreed to receive texts on. We do not text guests, we do not text anyone who has not given us their number, and we buy no lists.
How contractors opt in
There is exactly one opt-in path, and the contractor completes it themselves. There is no keyword campaign, no purchased list, and no way for anyone else to sign a contractor up.
See the actual opt-in form: turnmyrental.com/join-example, a public copy of the screen a contractor sees, with the same wording and the same unchecked checkbox. No login needed.
- A property owner adds a contractor by name only and receives a unique link. The owner never enters the contractor's phone number.
- The owner sends that link to their contractor. The contractor opens it and sees
a form where they enter their own mobile number and must tick a box
that is unchecked by default, reading exactly:
☐ I agree to receive recurring text messages from TurnMyRental about cleaning jobs assigned to me: job offers, confirmations and reminders. Message frequency varies. Message and data rates may apply. Reply HELP for help, STOP to unsubscribe. The form cannot be submitted without both the number and the ticked box. We record the consent with a timestamp, IP address and user agent.
- Only after that submission does TurnMyRental send anything at all. The first
message is a confirmation:
TurnMyRental: You're subscribed to recurring cleaning job texts. Message frequency varies. Message and data rates may apply. Reply HELP for help, STOP to unsubscribe.
No message of any kind is sent to a contractor before they have opted in themselves. A contractor who never opens the link is never contacted.
How account holders opt in
The property owner who holds the account can choose to get text alerts about their own properties. The number is optional, and everything works without it. To give one, they enter their own mobile number at signup, in their account settings or on their dashboard, and tick a box that is unchecked by default, reading exactly:
A number is not saved without the ticked box. We record the consent with a timestamp, the words agreed to, the IP address and the user agent. Nobody else can enter a number on their account.
What we send after opt-in
To the contractor:
- Job offers with the date, property and pay rate
- Confirmation when a job is accepted
- A reminder the day before
- A reminder on the morning of the clean
- Notice when a job is cancelled or rescheduled
- Notice if the host pauses or leaves TurnMyRental
- Occasionally, a note from our support team about your jobs
To the account holder, about their own properties, if they chose to give us a mobile number and agreed to texts (it is optional, and everything works without it):
- A text when a cleaner accepts a turnover, which the account holder can turn off in their account settings
- A text when a cleaner starts, and when the property is guest-ready
- A warning when a turnover is at risk, has not started, or has no cleaner, and a follow-up when it is sorted
- Problems a cleaner reports, such as damage or low supplies
- Notice when a cleaner joins, declines, opts out, or is booked at two houses at once
- Notice when a calendar feed stops working
- The cleaner invite link or a test alert, when you ask for one
These are transactional job notifications. We never send marketing, promotional or advertising messages.
Frequency, cost, help and opt-out
Message frequency varies with how many cleaning jobs are assigned. It is typically a few messages per job. Message and data rates may apply.
Reply STOP to any message at any time, from either kind of number, to stop all texts from us to that number. It is honoured for the number itself, whether or not we know whose it is. To start again, reply START from the same phone. START works even if a host has since removed you as a cleaner or closed their account. It opts your number back in, but it does not make you that host's cleaner again, so that host sends you no jobs. A host who still has you as a cleaner can send you jobs again.
You can also ask in your own words. A clear request such as "stop texting me", "unsubscribe me" or "remove me from your list" takes effect right away, exactly as STOP does. So does a reply made of just one of the words STOP, STOP ALL, CANCEL, END, QUIT, UNSUBSCRIBE, REVOKE or OPT OUT, even with a number, a date, a question mark or an emoji in it, such as "Cancel 10/17", "Stop 2" or "Cancel?". Our support team reviews other messages that our system flags as possible requests to stop, such as a message that also mentions a job, a day or a reason, and acts on them within one business day. Until then, we handle such a message as an ordinary reply. To be sure a request takes effect right away, reply with just the word STOP. You can also ask us to stop by emailing support@turnmyrental.com, and we will stop texting that number within 10 business days at the latest.
Reply HELP for help, or email support@turnmyrental.com.
