    We read your calendar

    Whatever you connected — OwnerRez, or an iCal link from Airbnb, Vrbo, Booking.com, Hostaway, Guesty, Lodgify or anything else that publishes one. New bookings, changed dates and cancellations all come across on their own.

    We work out the gap between one guest leaving and the next arriving, using the checkout and check-in times you set for that property. If both fall on the same day it is marked a same-day turn, and every deadline tightens.

    Your cleaner is asked

    They get a text with the date, the hours, the pay if you have set it, and a SAME DAY flag when it matters. They reply YES or NO. Nothing to install, no account to make. This goes out as soon as the booking exists — even months ahead — so the date lands on their calendar while it is still easy for them to plan around.

  4. 4 hours later · 45 minutes on a same-day turn

    One nudge if they go quiet

    The same cleaner, once more. Two asks each — enough to catch someone who was driving, not so many that they start ignoring you.

  5. If they still do not answer

    It passes to your backup

    The next cleaner in that property's order gets the same two asks. Anyone already booked on another job at that hour is skipped rather than offered work they would only have to turn down.

  6. 10 days before the clean

    Everyone is asked once more

    If a turnover booked months ago still has nobody on it, we go back through your whole list — because a cleaner who ignored a text in March is not thinking about November.

  7. 48 hours before the clean

    If nobody has taken it, we tell you

    One text, and the turnover turns red on your dashboard. After that we stop asking and leave it with you: assign someone by hand, or add a cleaner, which starts the whole thing again.

    It is theirs

    Your cleaner gets a confirmation. You are told only if we had already warned you about this particular turnover — so a text from us always means something needs your attention, never just that things are going to plan.

    In the property's own time zone. Early enough that if they have double-booked themselves, there is still a day to sort it out rather than a morning.

    The checklist arrives

    A private link, straight to their phone. No app, no password. Whoever holds the link can do the job — which matters when your cleaner sends a member of their team instead.

    They press start

    They put their name in and tap once. You get a text saying who turned up and when — which is how you know someone is actually in the house, rather than guessing from silence.

    They work the list

    Your checklist, room by room, with photos on whichever items you decided need them. Each tick saves on its own, so a dead spot in the basement never costs them the whole job.

    Supplies get answered

    They tick anything running low from your list, or press the button that says nothing needs ordering. They cannot finish without answering — otherwise "nothing was flagged" and "nobody looked" would arrive at your end looking identical.

    You get the green light

    A text saying the property is guest-ready and how long that leaves before check-in, with a link to the full report: every item, every photo, anything they flagged, and whatever supplies are low.

Questions hosts ask

Does my cleaner need to download anything?

No. Everything reaches them by text, and the checklist opens in whatever browser is already on their phone. There is no app, no account and no password — one of the main reasons cleaners actually use it.

What if my cleaner sends someone else from their team?

That works. Whoever holds the checklist link can do the job, and the first thing the page asks is who is cleaning today. That name is what you see on the report, so you know who was actually in the house even when it was not the person you booked.

How many texts will my cleaner get?

For one turnover: at most two asking them to take it, one reminder the day before, and the checklist link on the morning. If they accept the first text, that is two messages in total. We would rather under-send than train someone to ignore us.

Will I be texted every time something happens?

No, and that is deliberate. You hear when a cleaner arrives, when the property is guest-ready, when nobody has taken a turnover, and when a problem you were warned about gets solved. Routine acceptances are silent — a text for every yes is how you learn to skim past the one that matters.

What if nobody accepts?

We work down your list, come back 10 days before the date and ask everyone again, and if it is still uncovered 48 hours out we text you and flag it red. Then we stop and leave it with you — assigning it yourself or adding a cleaner restarts everything.

My cleaner replied YES hours later. Did it work?

Yes. The offer in their hand stays good as long as nobody else has taken the job. If two people say yes, the first one gets it and the second is told it is covered rather than left wondering.

What happens if a guest cancels or moves their dates?

The turnover moves or disappears with the booking, and if a cleaner had already taken it, they are told. We never quietly edit a job out from under someone — that is how a cleaner ends up letting themselves into an occupied house.

What if my calendar link stops working?

Airbnb and Vrbo rotate these without warning. After repeated failures we email and text you once, saying no new turnovers are being created and where to paste a fresh link. Existing turnovers carry on as normal.

Can I change the checklist?

Per property, whenever you like — add items, remove them, and choose which ones need a photo. Turnovers already underway keep the list the cleaner started with, so an edit never changes a job in progress.

How many photos should I ask for?

Most hosts settle on the three or four that end arguments: beds made, towels hung, trash gone. You can require one on every single item if you want — it is your list — but more photos means a slower clean.

Do you pay my cleaner?

No. You pay them exactly as you do now. The rate is here only so it appears in the job offer, because a cleaner deciding whether to take a Saturday wants to know what it pays. Leave it blank and we simply do not mention money.

Can I use this with more than one calendar?

Yes. Connect as many properties as your plan allows, from as many sources as you like — an OwnerRez account and a one-off Airbnb link can sit side by side.

What happens when my trial ends?

We email you a week in and again on the last day. Nothing is deleted; the account simply stops scheduling new turnovers until you pick a plan.

How does a cleaner stop getting texts?

They reply STOP, and that is honoured immediately and permanently — by us and by the phone networks. We tell you when it happens so you know to replace them.
